ResalesHenderson, Nevada Master-Planned Communities Draw Residents
Henderson, Nevada is one of the most popular suburbs of Las Vegas, largely due to its master-planned communities, say local Realtors.
"Henderson is one of the fastest growing areas adjacent to Las Vegas due to its location," says Realtor Eileen Mengel. "Located in the southeast section of the Las Vegas Valley, Henderson features all the characteristics of the well-rounded city. Henderson"s location alone allows its inhabitants easy access to the Strip, UNLV, McCarren Airport, Galleria Mall, Lake Meade, Lake Las Vegas, and the major highway network (the Beltway, I15, US93/95). The city emphasizes the community orientation with extensive parks and recreational facilities, well-ranked schools, and ample shopping."
Says Realtor Sean Brown, "Henderson, home of Green Valley, Green Valley Ranch, Seven Hills, and Anthem, is one of the most popular areas of town."
Brown explains, "Green Valley"s reputation for great community and wonderful schools has made the demand for this master-planned community very high. Seven Hills and Anthem"s newness, as well as higher-end homes, draws the buyers as well. Many people compare this newer Henderson to Summerlin. Henderson, and especially the Green Valley section, have been established for over a decade, and this leads to much more mature landscaping than the newer popular areas. People who like lush trees and that grown-in look tend to buy in Henderson.
"Henderson and it"s communities, along with Summerlin, Southern Highlands, and Rhodes Ranch, tend to be on the top of the appreciation curve," suggests Brown. "This means the prices are rising faster than the rest of the Vegas Valley, and investors are snatching up houses left and right."
"The new and fastest growing area of Henderson (89052) is made up of several master-planned communities," says Realtor Dulcie Crawford.
"Anthem -- what a wonderful neighborhood and the progress has just begun," says Crawford. "Secluded from the hustle and bustle, Anthem has the perfect combination of greenery and Desert Scape giving it a lush feeling. The three main neighborhoods consist of:
"Anthem Coventry: A non-gated, upper-crust neighborhood with beautiful parks and walking trails located high in the hills. Several new city projects are underway for Anthem. First project is a new 1-8 grade public school that is going to be a new test for the education design of Henderson/Clark County School District. Second, a 40-acre park and library development featuring pro-skate board park, in-line hockey course, six ball fields, two covered play equipment areas, and more! Local builder/developer Del Webb has joined forces with Pulte Homes to open two new communities Solera (age restricted), and Anthem Highlands- which features five communities.
"Anthem Country Club: The club amenities will astound you and the social life to match. A great place to live, golf and play. Pulte-Del Webb the builder/developer of the country club has released the final phase of new homes in this community starting in the high $300"s for a single-level home. This is the number-one-selling country club in Nevada.
"Sun City Anthem: The number-one-selling retirement community in Nevada. Live and golf for pennies on the dollar with super-cheap golf memberships. The homes are not quite as cheap but the community is worth every penny. Many non-golfers choose this community for the social and community membership.
"Seven Hills: The name is true to the landscape, a totally different feel than a flat desert community. A new all separately-gated and private master-planned community. Great parks and schools located here as well and some beautiful Homes. Some of the best security-gated million dollar homes reside here as well as nice track neighborhoods that have price ranges starting in the 200"s.
"Green Valley Ranch: The greenest place to live in Las Vegas! Parks! Parks! Parks! Brand new Aqua pool, library, theater, recreational facility just opened here last year "the best in the city!" I cannot wait to see it in full swing this spring. Families love it in the ranch as well as retirees and empty nesters. Segregated into several different communities there is a great home for everyone. The best thing about the Ranch is it is the best buy in this area code! I feel the homes are under valued here and make a great investment!"
