Homes For Sale, Transactions Grow In Tulsa, Oklahoma

Tulsa, Oklahoma was once known as the oil capital of the world, but lately the city has diversified its economy to be more attractive for relocation boosting homes for sale and transaction closings, say local Realtors. "Tulsa is a great place to live," declares Realtor Richard Kerlin. "Built on the banks of the Arkansas River in northeastern Oklahoma, Tulsa is a very livable city with a favorable cost-of-living ratio, and has a rich cultural history that is evident in its architecture, support of the arts, and abundance of entertainment and recreational venues." About the real estate market, Kerlin says, "The reported number of closed sales last month in the Tulsa and Union school districts is 303, down 10.9 percent from sales over the same period last year. The average sales price increased by 17.8 percent and the number of new listings has increased 12 percent. Average Days-on-Market in Tulsa increased to 62 from 51 days." He advises, "These figures will vary somewhat within each price point. Tulsa and surrounding areas are seeing an increase of homes on the market. Historically-low interest rates continue to bring many buyers to the market, tempering some of the pressures of the increased inventory. Indications show a trend toward a stronger buyer"s market. As with any market, homes that are priced competitively, and move-in condition, have a marked advantage over its competition." Agrees Realtors with the Briggs Team, "Tulsa and surrounding areas are seeing an influx of homes on the market. This is due to record low interest rates spurring the transition in our area. The largest push in our market is in new construction, especially in Bixby and Owasso, but this in turn is increasing our time on market for our resale homes. Although the great interest rates are starting to climb ever so slightly, now is a perfect time for a move, either moving up or down sizing." Says Realtor Randy Gasswint, "The Tulsa real estate market is somewhat soft but very active with more listings than this time last year, but also more transactions. Good values sell in any market!" He suggests, "With low interest rates and a plentiful supply of homes, there couldn"t be a better time to buy when most people can buy a home for what they would pay in rent."
