Did you know that your web site can have as many names as you want? You could register a dozen different domains, and have every one of them lead to your web site. More agents than you would expect do this. Some literally grab dozens of names.
Many agents have come to me and asked why they need to really start using technology and where should they start. Most of these individuals are very successful and have a built-in clientele after years of giving great service. My answer is always the same, because your clients expect it of you. They don’t believe me always, but most see the logic in this. Let me give you some ideas to get you started using technology to your advantage.
Many of the real estate agents who come to me for a website makeover complain that their existing site does not generate any leads. When I ask what they’re doing to attract visitors and to make their web site sticky they give me a blank look.
How does the name of your web site fit in with your overall marketing plan? This is important, and I"ve noticed that agents often don"t consider this. Your web site is a marketing investment. It"s not just your business card on the web. It is supposed to make you money. Why wouldn"t you incorporate your successful marketing strategy into your web site name?
With the passing of each day, more and more consumers come to prefer email
Your real estate database can and should form the core of your business. Using either Top Producer, Prep Prospecting or Online Agent, you can run your business like a business, maximize your income and minimize the time you spend working.
With constant advances in technology, the most difficult question facing the average real estate agent today is exactly which technologies they should take advantage first, which come last, and which ones might be a waste of time altogether.
The National Association of REALTORS (NAR) and your MLS say you can have public versions of MLS listings on your personal Web site. That"s easier said than done. A database of listings can mean a lot of storage on your Web site. Can your ISP and host handle it, or will you be required to buy more storage? And, do you want to go to the trouble and expense of getting a Webmaster to customize them for you? Some brokers and agents will say custom listings are well worth it, but for the rest of you, there are other alternatives. Here"s how it can work for you if your MLS has a "vendor of choice" policy.
Any personal assistant who is to help your business grow must have the standard traits of a good assistant: good time management, good communication skills, and good organizational and follow-up skills. Equally as important, he or she must possess, either before they come to you or after the proper training, the necessary technical skills that will enable you to reach more prospects in less time than ever before and to service your present customers and clients in a more time-efficient manner. Unless your personal assistant is able to use today’s technology, you are handicapped in your marketing efforts. In short, you are working too hard for the money you get!
Everybody wants DSL, but most can"t get it. Broadband access services are spotty at best, mostly because of two factors: the distance you are from the local central office or whether your local phone exchange carrier is offering a good relationship to your DSL provider.
With Congress in recess, all the housing action in Washington is centering around the Obama administration"s massive relief package for 8 million-plus financially-troubled home owners.

When 26-year real estate veteran Tom Conway first started to use the Internet, he was impressed by how efficiently the new medium produced leads via e-mail. But, it wasn"t until he attended a National Association of Realtors convention last year, that he realized that e-mail, as a prospecting and nurturing tool, could be raised to an art form.
Are you disappointed with your web site? You"re not alone.
As important as utilizing a notebook computer is to the real estate professional, it doesn"t solve all of your portable information needs. While it"s easy to take a notebook to an Open House or a listing presentation, it"s just not small enough to carry with you to the supermarket, the monthly Chamber of Commerce meeting or on social events.
In this exclusive Realty Times interview, Bob Goldberg, senior vice president of marketing and business development for the National Association of REALTORS®, explains that the news that Websuite, the N.A.R."s current supplier for the online educational platform for e-PRO is having financial difficulties has nothing to do with the integrity of the online educational course for Realtors.
Realtors are one of the single largest mobile sales forces in the U.S. Many have pioneered the use of wireless technologies including the cellular phone, the hand-held PalmPilot, the laptop computer, and other wireless modem devices. But Realtors are in a race to keep up with and to serve consumers, says Jonathan Greenblatt, director of product management for Homestore.
If you"ve been on the web for much time at all, you"ve probably heard about how on-line companies can track your movements using "cookie" files, but aren"t sure what they really are, or whether or not you should be concerned.
Today"s technology enables you to form relationships with more prospects than ever before, but there"s a right way and a wrong way to do so. Sending spam is definitely the wrong way.
A recent Cendant Mobility survey of relocation industry professionals has found that a majority believes that technology will have the biggest impact on their industry"s future. The two other most important influences, said the 100 respondents, are demographics and government.
Dear Mr. Internet:
So, you have email addresses gathered because you have been asking people. And, you have set up your databases in your real estate or email software. If you are like many agents, you now have the problem of what to send and how often.
If you have been designing your Web site with style over substance, you may be making a mistake. According to an independent study performed by the Poynter Institute called "Eyetrack," consumers are proving to behave differently online than they do offline.
Moths give off "pheronomes," a scent that attracts mates from many miles away. Oh, that it were so easy to attract volunteers at a homeowner association. Just spritz a bit of Eau de Volunteer about and stand back! So what does it really take to attract good volunteers? Here are a couple of suggestions:
Any site is thousands of times better than no site. Agents who choose to start with a template site and then build on it later are to be commended for getting started.
You hear so much today on the web about "branding"*. While that "buzzword" usually deals with a tangible product, understanding how it applies to a Realtor® is critical to effective marketing.

Many real estate web designers use "frames" to minimize regular site maintenance chores like updating a link, adding a holiday theme or changing vital contact information. Frames allow the webmaster to make changes once and... voila! The change is reflected across your entire site.
There is a new type of referral client, at least for those of us who generate a lot of traffic on our web sites.

Do you know where your former customers are? One of the real estate basics is that agents need to remain in touch with previous clients to assure repeat and referral business in the future. But it’s well known that sales basics tend to erode in boom markets – such as the one we’ve been enjoying since the mid-’90s.
Some words are trademarked and as such they cannot be used in other non-owners" marketing materials without some form of permission or recognition. Even though you are a Realtor, if you want to use the word "Realtor" in your domain name, beware! The National Association of Realtors owns the rights to this word and has rules about how it may be used in members" marketing.
Marketing on the Internet starts with understanding the principles behind subscription services. For accounting, cash flow, design and business planning purposes, almost all marketing tools available on the Internet, from e-mail programs to personal Web sites to consumer newsletters to school reports, are available for use by subscription. Subscriptions, just as they are for newspapers and magazines, are paid in advance by the subscriber for use for a particular length of time. The length of subscriptions can vary - monthly, quarterly, annually or longer, depending on the product and the vendor.
The secret to successful marketing in any field is standing out from the crowd. Unfortunately, many Realtors have failed to learn this lesson. Read any Sunday classified ad or look in any real estate magazine and you’ll see what I mean. The same terms are used over and over. The same front shot of a house appears. The same abbreviations for bedrooms, baths, etc. In fact many times it takes a codebook to determine what an ad is saying. How boring! Let’s be creative.
Do you have the skills that will make you massively successful? Are you making the most of them? The people who are compensated the best in life are highly skilled and highly specialized. They perform few functions, but the ones they do are performed exceedingly well, and they are paid handsomely for performing them.
If you"ve ever tried to list a For Sale by Owner home, you know how frustrating it can be. In the first place, these people don"t want to talk to a Realtor, and in the second, they"ve probably had dozens of real estate agents contacting them. They don"t want to talk to another Realtor – yet. When I was fresh in the business, I made my living listing For Sale by Owners. I discovered a unique approach that worked so well I was able to jump-start my career without a lot of time, effort, and frustration. I call it the Lender"s Approach, or putting your lender partner to work for you.
I love buyers! Many individuals who have been in real estate for years and years tell me that sellers are much less hassle than buyers, but I disagree with that on two fronts:
The value of a home is an elusive quantity. As the recent upswing in the market testifies, homes are a commodity that are subject to the laws of supply and demand. Fortunately for the industry, homes are currently very much in demand. But as prices escalate, it becomes more critical than ever that you price your sellers" home as accurately as possible, without going over the top.
One of the major challenges facing a new homes sales specialist today is managing leads. Because there are people coming in and out of your models and projects daily, you often are blessed with more leads than you can work. Selecting the right lead becomes critical to your success.

You need confidence in the beginning, but what does that mean? You came into this business confident that you would make a sale immediately and have tons of money coming in. Then reality set in. It was much harder than you thought—people weren’t calling you; people were asking questions that you were not sure of the answers; you didn’t know what to do with your time; you didn’t completely understand the sales contract and so couldn’t get people comfortable to sign it; and so on.
There"s a lot of competition out there for agents. How can you set yourself apart from the crowd so that you are noticed? Take heart, there are some simple things that you can do that will have great impact! Read on.
Do less…achieve more. Sounds good doesn"t it? But how in the world could it be possible when you are overwhelmed just trying to keep up? Wouldn"t doing less just get you further behind? Getting listings to the Internet in a timely fashion is a process with many bottlenecks along the way. The problem often begins with agents who are either stumped by technology or don"t have the right to post their own listings. MLSs compound the problem with outdated technology, or by being too relaxed in their requirements, such as allowing 10 days or more for agents to post new listings. Some MLSs hold listings in batches before forwarding them to national partners. Then, some national partners post listings only during the week or only once a week. One or more bottlenecks means excessive delays for consumers. How successful would online listing services be if consumers knew how outdated the information really is?

You know that your credit is good. You certainly make enough money and it"s obvious that you can afford the new mortgage. So why did the lender suggest a "Portfolio" loan when you didn"t qualify for a conventional mortgage? Good question. Why indeed?
Seventeen states have enacted online mortgage laws designed to protect consumers and provide added convenience, but the laws inadvertently hurt competition and tend to keep online mortgage costs higher than necessary.
An everyday, paperless, all-electronic mortgage remains little more than a mortgage originator"s dream, but using information technology to spread the word about mortgages and to originate loans is going gangbusters.
Q. We bought our townhouse in February of last year, and obtained a very favorable mortgage interest rate of 6.25 percent. Recently, we received a letter from our lender, suggesting that we pay off our loan on a bi-weekly basis. Our lender tells us that by doing this, we will not only pay off our loan 9 years earlier, but end up paying considerably less in interest. What are the advantages and disadvantages of accepting such an arrangement?
When it comes to the mortgage market"s current woes -- mounting civil suits, stepped up regulatory enforcement and imminent reform -- Randy Johnson doesn"t mince words.

Question: We currently have a mortgage balance of about $180,000. We are in the ninth year of a 30-year term and our rate is 7.50 percent. I think we should refinance our balance to a lower interest rate but my husband thinks it would be a bad idea because we would have to start from scratch on a new thirty-year term. Wouldn"t it always make sense to refinance if we can get a lower interest rate?
